Crawlspace

An unconditioned space, like a crawl space, is an area of a building that is not heated or cooled by the home’s HVAC system. It's essentially part of the building envelope but isn’t actively climate-controlled. Crawl spaces are typically located beneath homes and provide access to plumbing, wiring, and other utilities.

Why It’s Important to Have Adequate Insulation and a Vapor Barrier:

1. Energy Efficiency

• Without proper insulation, heat from your home can escape into the crawl space in winter, and warm, humid air can invade in summer.

• This makes your HVAC system work harder, leading to higher energy bills and increased wear on equipment.

2. Moisture Control

• Ground moisture naturally rises in crawl spaces. Without a vapor barrier (a plastic sheet laid on the ground), this moisture can:

◦ Promote mold and mildew growth

◦ Cause wood rot in joists and subflooring

◦ Lead to musty odors indoors

3. Indoor Air Quality

• About 40–50% of the air you breathe on the first floor comes from your crawl space.

• If the crawl space is damp, dirty, or moldy, it can negatively affect your health—especially for those with asthma or allergies.

4. Pest Prevention

• Proper sealing, insulation, and vapor barriers help discourage pests like rodents, insects, and termites, which thrive in moist, unsealed crawl spaces.

5. Structural Protection

• Moisture buildup can cause long-term damage to the foundation and wood framing, compromising the safety and value of the home.
